LAND & BUILDINGS 5186284AA Northland Lifestyle&Property Real Estate Guide to Northland Advertising feature Tourism business for sale Swiss style: This northern tourism business is up for sale. A commercial accommo- dation venture that provides affordable hous- ing for tourists and local tenants has been placed on the market. The Houhora Chalets Motor Lodge sits on the Twin Coast Discovery Highway, 125km north of Kerikeri and directly on the tourist route to Cape Reinga, a spot attracting more than 120,000 visitors each year with annual visitor growth of 5 per cent. The freehold property includes five Swiss-style chalets (containing seven self-contained motel units) across 8245 square metres of land. Five are leased to long- term tenants, generating a weekly income of about $1000. There s also a three bedroom on-site owner s chalet, separate office building and a smoke- house for fish. The property is being marketed by Bayleys in the North for sale by ten- der process which closes at 4pm on February 28. The business presents an affordable entry into the tourism industry in an area that enjoys some of the best game fishing in New Zealand, Bayleys salesman Alan Broad- bent says. The council valuation in 2010 was $490,000, with annual rates of $2553. The new owner will have the opportunity to build the business as tourist accommodation, Mr Broadbent says. There is real potential for growth, with resource consent for enlarging and upgrading four chalets. Ongoing develop- ments could include the addition of up to 10 more chalets and unit titling the complex, if required. The property is 2km from the harbour entrance with 90 Mile Beach just a short drive to the west. Houhora is the land base for Three Kings, a game fishing spot that visitors flock to, Mr Broadbent says. Snapper fishing is also a huge drawcard and the town hosts a cal- endar of events through- out the year. The Houhora One Base competition is held over five days each March and fills the local accommodation to cap- acity. The Far North attracts 110,000 visitors each summer and district council is working with Chinese tourism advisor Ziyang (Yang) Liao to realise the significant growth potential in cre- ating tourism partner- ships with Asia. This was bolstered by a two- day visit from a senior Chinese government official in December, who toured the district. The nearby village of Pukenui is well-serviced with a grocery store, res- taurant/cafe, liquor shop, preschool and primary school. The vendor will con- sider offers before ten- der.
