WATERFRONT GETAWAY Opononi/Koutu 536 Koutu Loop Road Fewer homes on market SUMMARY New national median house price record of $389,000. 74,000 houses sold during 2012, the highest annual total since 2007 New record median house price for Canterbury/Westland Sales by auction grew by 68 per cent during 2012. There was a strong fin- ish to the real estate market in 2012 and it s positioned for those trends to continue into 2013, the Real Estate Institute of New Zealand says. But the total number of dwellings in New Zea- land remains well below the long run average and substantially below the peak volume of 2003 when more than 120,000 residential properties were sold. The key drivers in 2012 were the Auckland and Canterbury/West- land regions, which together make up over half the real estate activity in New Zealand, REINZ chief executive Helen O Sullivan says. A key development during 2012 has been the growth in sales by auc- tion, with the number growing by more than two-thirds compared to 2011. The trend in auc- tions is evidence of the continued tightness of some parts of the resi- dential real estate mar- ket where demand is increasing, but supply remains constrained. Sales volumes REINZ data shows 5754 unconditional resi- dential sales in Decem- ber, an increase of 438 sales -- +8.2 per cent -- compared with the same time last year and a fall of 22.8 per cent com- pared to November 2012. On a seasonally adju- sted basis December s sales were in line with November and 14.8 per cent higher than Decem- ber 2011. Eight regions recorded increases in sales volume compared to December last year, with North- land recording an increase of 37.2 per cent, followed by Auckland with 18.7 per cent. All regions recorded falls in sales volume in December compared to November -- as is usual due to the short trading month -- with Northland recording the shallowest fall of 8.8 per cent. Prices The national median house price increased from $383,250 in Novem- ber to a record high of $389,000 in December, up 9.6 per cent compared to December 2011, alth- ough Auckland s median house price eased by $5000 to $535,000. Compared to Decem- ber 2011, Auckland recorded the highest lift in prices with an increase of 10.5 per cent, followed by Canterbury/ Westland with 8.0 per cent and Northland with 6.3 per cent. The REINZ Stratified House Price Index, which adjusts for varia- tions that can impact on the median price, is 6.7 per cent higher than December 2011 and eased 0.6 per cent com- pared to November. Days to sell National median days to sell improved by one day in December com- pared to November, from 33 to 32, and by three days compared to December 2011. Northland recorded the longest number of days to sell at 60. Over the past 10 years the median days to sell for the month of December has averaged 33 days. Auctions Nationally there were 1102 dwellings sold by auction in December rep- resenting 19.2 per cent of all sales, slightly lower than the 20.7 per cent sold by auction in November. Over 2012 the number of Auctions grew by 68.3 per cent with the rate of growth reaching 86.9 per cent in the Auckland region and 33.2 per cent for all other regions combined.
