Earthquake ahead for landlords A top property consult- ant is warning landlords not to skimp on seismic strengthening or it could end up costing them more in the long term. Hampton Jones direc- tor Brian Jones says the outcome of New Zealand seismic research is expected to change the face of commercial prop- erty in this country. He says it will inform changes to current seis- mic standards which will impact building owners and occupiers through- out the country. Mr Jones says the costs of strengthening a building are not always as significant as people believe, particularly when compared with the loss of income incurred by untenanted space. Those landlords un- dertaking strengthening work may wish to go beyond meeting current minimum strengthening standards, as I believe the building standards will be increased once the review of current standards has been com- pleted.'' Mr Jones says new organisations like GNS Science along with Can- terbury and Otago uni- versities are already beginning to yield valu- able insights into build- ing design and the per- formance of construction materials during earth- quakes. Mr Jones says New Zealand is likely to become an international leader in the study and construction of seismic resistant buildings. He says the detailed knowledge and data col- lected on the stability of land in Canterbury means the cost of build- ing will be on a par with the rest of the country.
