HIGHLIGHTS The information provided by the Real Estate Institute in relation to the rural and lifestyle real estate market covers a three-month period. Therefore, references to December results refer to the period from October 1 to December 31 and references to November refer to the period from September 1 to November 30. The median farm price in Northland decreased to $662,500 in December (November 2010: $700,000; December 2009: $491,000), 16 farms sold (November 2010: 15; December 2009: 18). The farms sold consisted of eight grazing, three horticulture, three forestry, one arable and one dairy. The median price for a lifestyle block decreased to $277,500 in December, from $301,000 in November (December 2009: $280,000), 90 lifestyle blocks sold during the period (November 2010: 82; December 2009: 109). A rush of dairy property transactions in December has helped lift the median farm sale price to the highest level of the year in the latest Real Estate Institute of New Zea- land rural market statistics. The 30 dairy farms sold in December is a huge boost for the rural sector and has brought about a significant improvement in the market, institute spokesman Peter McDonald says. It marks a return to confi- dence in dairying which is more than justified by the positive returns being achieved. From $968,500 at the end of November 2010, the national median farm sale price rose to $1,150,000 for the three months to Decem- ber 2010. This is a 15 percent increase on the median of $1 million for the last three months of 2009. The price per kilogram of milkfat solids averaged $41 in December, up $4 per kg on the November figure, but across the country ranged from $29 per kg up to $63 per kg, says Peter McDonald. In the last three months of 2010 there were 213 farm sales, an increase on the 170 sold in the three months to the end of November, but still down on the 241 sales in the three months to December, 2009. The upturn in sales is due to the banks re-entering the market, says Peter McDonald. However, they are show- ing a strong preference for supporting substantial pur- chasers at the top end of the market. Vendors leaving in finance has also helped make many of the transactions happen. Positive note on home front December s sales and residential property values ebbed from November levels but on a more positive note, both market activity and median prices remained up on figures from earlier in the year, according to statistics released by the Real Estate Institute of New Zealand. The decline in turn- over has followed a fall in listings in December and in the number of houses on the market as a result of good sales in November. The institute says January s figures will provide a better pic- ture of market activity over summer. The latest statistics on recent property value movements across New Zealand, the REINZ report on sales in Decem- ber, indicates district median prices at the end of the year were an aver- age of 2.2 percent down on December, 2009. Nationally the total value of residential sales, including sections, fell to $1.9 billion in December from $2.26 billion in November. The breakdown of the values of the properties sold is 154 for $1 million plus, 517 between $600,000 and $999,999, 1,106 between $400,000 and $599,999 and 2,620 for under $400,000.
